By now, you probably heard a lot about ChatGPT, OpenAI’s artificial intelligent language model tool. Its capabilities are so vast, that many industries will be affected one way or another. We are starting a series covering ChatGPT for real estate and we’ll be launching tools that help you utilize this stunningly powerful AI software for your real estate business.
Since we focus mainly on real estate marketing, these articles will focus first on improving your marketing and listing content, your ad headlines, your call for actions, with the goal of improving your lead funnel. We want to keep it simple as we explore this brand new landscape together.
Here is an important note first: you have to make sure before using any of these ChatGPT generated content for your listings that they comply with all laws, regulations and local association rules, just as if you wrote these on your own. It is your responsibility as a licensed real estate professional to comply with the law, no matter what the source of content that you publish is.
How to sign up to ChatGPT
- Go to the OpenAI’s website at https://openai.com
- Select the “Sign Up” option at the top right corner of the page
- Enter your personal information, such as name, email, and password
- Confirm your email address using the verification link emailed to you
- Log in to your OpenAI account
- Visit https://chat.openai.com/ – Don’t forget to bookmark this page for easy access
How to generate amazing neighborhood descriptions to enhance your real estate listing
Here comes the fun part. ChatGPT can be prompted to generate content for you. It can interact in a conversational way and can remember the context of the conversation. For example you will not have to repeat the property address with every prompt when requesting different information and giving new instructions. It can also remember errors in its reply that you point out. Try to interact as freely and conversationally as possible, while focusing on the task that you want ChatGPT to help you accomplish.
Here is an easy way to generate neighborhood description for your property. The screenshot above partially shows the conversation with ChatGPT. I’ll describe it step by step below. But of course, you can and most likely will have a different conversation and refinement process based on your actual listing and your own needs and intuitions. For this example, we randomly picked a listing on Zillow with the address of 56 Walden, Irvine, CA 92620, currently for sale by Preeti Bhathal DRE #01813716
The “Prompt” is the little textbox at the bottom of ChatGPT’s UI. What comes after the “Prompt” in the example below is what we exactly typed in as instructions for ChatGPT. You can try the same instructions with your own property address, and then feel free to play with the context and ask for revisions. For example if the response is too city-centric and the bot was not picking up the actual neighborhood context. See some refinements below as well.

Once you get used to the power of free flow conversation with ChatGPT, you can start to refine your prompts to get to the desired result faster. One of the amazing capability of ChatGPT is the extraordinary ability of refinement, so go ahead, if you don’t like the result, ask the bot to improve it, make it funnier, or sound more sophisticated, add more school information, exclude dining options and focus on outdoor activity options instead, you name it. This tool is very powerful and it is getting better as we speak. We can’t wait to see how you will end up using it.
