Google just launched Bard yesterday. Naturally, we wanted to see how Bard compares to ChatGPT.

To start, we asked both of them to compare themselves to each other.

First, it was Bard’s turn.

To make this comparison fair, we’ll regenerate the neighborhood description with the latest ChatGPT-4. At the time of writing that article, only ChatGPT-3.5 was available for the general public. We’ll use the same randomly generated listing on Zillow

Bard tends to prefer bullet-lists and while Google should have an edge with POIs, it feels like it lost the context of our inquiry, i.e. we want to describe the neighborhood for a real estate listing. ChatGPT’s free flow description of the neighborhood amenities feels more subjective but also more interesting and inviting.

What’s very interesting is how ChatGPT-4 and Bard disagree on basic factual data about how many schools belong to the Irvine Unified School District. A quick check on the Irvine Unified School District website shows 30 elementary schools, 12 middle schools and 7 high schools. Given that IUSD Virtual Academy Middle & High is listed both in the Middle and High-School category, it’s a huge discrepancy nevertheless.

That leads to the question about how reliable both AI are when it comes to basic factual information? It’s known that both of them have a certain knowledge cut-off date, but it should be way more prominently displayed when it comes to showing improper facts, like this.

Therefore it’s important to note it once again: you have to make sure before using any of these AI generated content for your listings that they comply with all laws, regulations and local association rules, just as if you wrote these on your own and that even basic facts are human verified. It is your responsibility as a licensed real estate professional to comply with the law, no matter what the source of content that you publish is.
